In Maharashtra, the NA Rule refers to the process of converting agricultural land into “Non-Agricultural (NA) land”, which is mandatory before using it for residential, commercial, or industrial purposes.

🔹 Why “NA” is Needed
- By default, almost all land in Maharashtra is recorded as Agricultural in 7/12 extracts.
- You cannot legally build houses, factories, shops, etc. on agricultural land unless it is converted to NA (Non-Agricultural use).
- Conversion is done under the Maharashtra Land Revenue Code (MLRC), 1966.
🔹 Types of NA (Non-Agricultural) Land
When conversion is approved, the land gets a specific NA use:

🔹 Important Rules & Restrictions
- If land is in Green Zone / No Development Zone (as per DP), NA conversion not allowed.
- If land has Tukde Bandi restriction (fragmented below standard size), it may not be eligible for NA.
- Agricultural land can be bought only by farmers (as per Maharashtra Tenancy Act). Non-farmers can only buy after NA conversion.
- NA land attracts higher property tax compared to agricultural.
