Mutation Record - Ferfar applies to both NA and agricultural land
Mutation Record (Ferfar / मालमत्ता फेरफार) applies to both agricultural and NA (Non-Agricultural) plots in Maharashtra.
🔹 1. Agricultural Land
- When ownership of agricultural land changes (sale, gift, inheritance, partition), a mutation is recorded.
- It updates the 7/12 extract to show the new owner(s).
- Even if the land is still agricultural, mutation is mandatory to legally recognize the change.
🔹 2. NA (Non-Agricultural) Land

When agricultural land is converted to NA (residential, commercial, industrial), the ownership can still be transferred.

Each transfer (sale, gift, inheritance) requires a mutation entry.

The 7/12 extract and mutation record will now reflect:
- NA status (Residential/Commercial/Industrial)
- New owner’s name(s)
