difference between saathe khat and kharedi khat
Both “Saate Khat” (सातखत / Saathe Khat) and “Kharedi Khat” (खरेदीखत) are related to sale of property, but they are different stages of the transaction.
🔹 Kharedi Khat (खरेदीखत / Sale Deed)
- This is the final sale deed / registered purchase agreement.
- Executed after full payment of the agreed amount.
- Signed, stamped, and registered at the Sub-Registrar office.
- Legal proof of ownership transfer from seller to buyer.
- Without this, you don’t become the legal owner.
👉 Equivalent to: Sale Deed in English.
🔹 Saate Khat (सातखत / Agreement to Sale)
- This is a preliminary agreement between buyer and seller.
- States intent to sell property at agreed price.
- Usually signed when token / advance payment is made.
- Outlines terms & conditions (payment schedule, possession date, penalties, etc.).
- Must also be registered (as per law after 2001 in Maharashtra).
- Does not transfer ownership — it only gives buyer a right to purchase in future.
👉 Equivalent to: Agreement to Sale / MoU.
⚖️ Key Difference
In Saathe Khat, Legal Ownership Transfer is not done but in Kharedi Khat, Legal Ownership Transfer is done.

- Saate Khat = Engagement ceremony 💍 (promise to marry)
- Kharedi Khat = Marriage certificate 💒 (legally married)
